Hendrick Farm isn’t your typical neighbourhood development, so we often get asked questions about how things work, or why certain things are the way they are. What is the projected project completion date?

The Hendrick Farm project is expected to be completed by 2022.

What types of homes and units will you be building? Will you offer smaller options?

Future phases will include single family homes, townhomes, mews, live-work units, apartments, and more.

What is the average lot size?

Our lots come in a range of sizes. The average for single family home lots in the current phase is 55 ’x 100’. For townhomes, it’s 26’ x 115’.

What size of homes do you offer?

Currently, our smallest home is 1,600 square feet and our largest is 2,317 square feet. Future phases will offer an even wider range of square footage options.

Do you homes include garages?

All current homes and townhomes include a garage. The White Model townhomes include a 1-car garage + parking pad, and single family homes include a 1.5-car garage + parking pad with the option to upgrade to a 2-car garage.

What are the school options in Chelsea?

Chelsea is home to several wonderful elementary schools including Chelsea Elementary School, École du Grand-Boisé, and École Montessori Des 4 Vallées. High school students have the choice to attend Symmes-D’Arcy McGee High School, Hadley Junior High School – Philemon Wright High School, École secondaire du Versant, École secondaire de l’Île, and École secondaire Grande-Rivière. If interested in a private high school, Collège Saint-Alexandre is a short 10-minute-drive away.

Local universities and colleges include: University of Ottawa, Algonquin College, La Cité Collegiale, Carleton University, Université du Québec en Outaouais, and Heritage College.

Is there public transportation available?

Transcollines currently has three lines (921, 923, 925) making the trip to and from Gatineau via Chelsea. Trips either way can be made in the morning, at mid-day, and in the evening, although the majority of buses leave for Gatineau in the morning and return in the evening. We also anticipate an increase in transportation options as the population of Chelsea continues to grow.

Should I upgrade to a finished basement?

That is entirely up to you. There is a fairly even split among current residents at Hendrick Farm who have chosen to upgrade to a finished basement and those who have left their basement unfinished. Your choice will depend on a variety of factorsare you looking for more storage space or are you looking to increase the square footage of usable living space? Do you need that living space now, or are you interested in finishing the basement yourself in the future? As a standard, all our basements come with 8 ft. ceilings, laundry room, and roughed-in plumbing for a basement bathroom. Our finished basements include an additional bedroom, a full bathroom with custom cabinetry and stone countertops, and a recreation room.

Are light fixtures and appliances included in your homes?

Yes, interior and exterior light fixtures throughout our homes are included. We have multiple high quality interior light packages for homeowners to choose from. No, appliances are not included. As is standard in new builds, you will be asked to purchase and install your own appliances.

Will there ever be projects like Hendrick Farm elsewhere?

Hendrick Farm developer, Landlab, will continue to build Adaptive Developments in other locations that are economically, environmentally, and socially sustainable for people and nature. Each project is as unique as the land on which it is developed.

Are your homes energy efficient?

We believe that when you build properly, and to high standards, energy efficiency is a guaranteed by-product. Our homes are built well beyond Novoclimat standards, which ensure extremely high energy efficiency.

Why don’t you have solar roof options?

We are closely watching the roll out of the Tesla roof systems, however the current electricity supply at Hendrick Farm is 100% renewable via a hydro dam located approximately 3km away. With electricity prices in Quebec sitting at less than half of those in Ontario, we are lucky to have an affordable green energy source that already exists, with an extremely long life cycle.

Do your homes use septic systems and/or wells?

The entire Hendrick Farm neighbourhood is connected to municipal sewer and water systems.

Is wood siding difficult to maintain? How often does it have to be replaced?

All wood siding used at Hendrick Farm is sourced from Fraser Wood Siding. Located in Fredericton, New Brunswick, their siding is made from Canadian softwood that has been sustainably harvested from 100% PEFC* certified forests in British Columbia. Due to the extremely high quality of the wood and manufacturing process, Fraser Wood Siding offers a 20-year warranty, meaning homebuyers will only need to consider recoating their siding after two decades.

*The Programme for the Endorsement of Forest Certification (PEFC) is an international non-profit, non-governmental organization dedicated to promoting Sustainable Forest Management (SFM) through independent third-party certification.

Do you still get your individual backyard or are there only shared spaces?

All single family homes and townhomes in current phases have private backyards.

Will I be able to have a pool or shed in my yard?

Yes, sheds are allowed as long as they conform to the Hendrick Farm architectural requirements. In order to maintain a cohesive look and feel for the entire neighbourhood, pools are not allowed. Luckily, Gatineau Park offers a variety of swimming opportunities in the great outdoors.

Are your parks & trails and green spaces available for public use?

Yes, Hendrick Park (which includes a variety of green spaces) is privately funded for public enjoyment by the Hendrick Foundation, with the generous support of the residents of the Hendrick Farm neighbourhood and Hendrick Farm developer Landlab.

Do you host weddings?

No. Our event space is reserved for events that engage and/or benefit the community as a whole.

As a resident, is it mandatory to work on the farm?

No. Residents are under no obligation to work on the farm, as it is professionally run by the not-for-profit Hendrick Foundation. However, residents and the public alike are invited to participate in the Volunteer Days run by the farm throughout the growing season.

What is the 1% mechanism and how does it work?

One per cent of all home sales, in perpetuity, will be donated to the non-profit Hendrick Foundation. This means that Hendrick Farm donates one per cent of each home sale to the foundation and should homeowners decide to sell their homes in the future, one per cent of the sale would automatically be donated to the foundation, and so forth.

The Hendrick Foundation’s mission is to demonstrate, through education and action, the viability and health of neighbourhoods that focus on local agriculture, outdoor natural and recreational spaces, community connection, and good urban planning. It will:

  • Ensure the community maintains a connection with local agricultural production and the land through the preservation of the on-site organic farm.
  • Ensure continued access to outdoor recreational spaces for residents and the public, while keeping the natural surroundings healthy and beautiful, through the creation and maintenance of parks, trails, and gardens.
  • Build and maintain engagement, connections, and partnerships within the local community by providing event spaces, support, and resources.
  • Demonstrate and increase awareness of the importance of the impact of urban planning principles on lifestyle and community building.

Are there benefits to moving to Chelsea?

The simple answer? Yes.

Inexpensive Hydro. The entire province of Quebec runs on hydroelectric power, which is not only some of the cleanest power around, but also the most affordable. The average monthly Hydro Quebec bill for a customer using 1,000 kwH is $71. In Ontario, that same customer would be paying $148.

Affordable Car Insurance. Quebec offers the lowest car insurance rates in the country! The average annual car insurance rate in Quebec in 2017 was $724, compared to $1,458 in Ontario.

Universal Pharmacare. Quebec provides universal drug coverage to all residents.

New McGill Faculty of Medicine Campus. While Quebec residents have access to hospitals in both Ontario and Quebec, both provinces have suffered a shortage of doctors in recent years. Luckily, the McGill Faculty of Medicine recently announced the opening of a new satellite campus in Gatineau, whose first class will be welcomed in 2020. This campus is expected to triple the number of medical trainees in the Outaouais region. In any case, medical services are available to Chelsea residents in both Ontario and Quebec.

Benefits for parents. Those who have, or are planning to, start a family will see an enormous benefit in moving to Chelsea. These benefits include the Quebec Parental Insurance Plan (which entitles the father and mother of a newborn to combined parental leave of up to 55 weeks),  the Quebec Dental Plan (ensuring children under the age of 10 have access to a variety of free dental services, including but not limited to, one examination per year, x-rays, anesthesia, fillings and oral surgeries), and affordable childcare services with reduced-contribution spaces (for children aged 0 to 5 at a cost of $7 per child per day).

Living next to Gatineau Park. Recent studies have shown that living close to nature can both prolong lifespans and help improve mental health. Luckily, Hendrick Farm is located on the cusp of Gatineau Park and its 361 square kilometres of stunning lakes, parks, and trails. Hendrick Farm’s on-site trail system offers connections to the park – think hiking, mountain biking, cross country skiing, snowshoeing right on your doorstep.
